Rental Policies
General
•Booking Policy: Rates naturally fluctuate throughout the year based on market conditions. No one can predict the future, so we are unable to say what the rates may be 6 months from now. Yet, many people want or need to book 6 months in advance. When you receive your confirmation, your rates are locked in for your dates. Should rates go up, you will not be required to pay more. Should rates go down, you will not be entitled to a refund .
• Posted rates, fees and policies are a guide and are not accurate for all dates and situations.
• Rates may be higher for all holiday & high demand weeks/weekends.
• Posted rates, fees and policies are subject to change without notice. Please get an online quote for up-to-the-minute rates.
• City occupancy tax: 10%
• Pools: Approximately $50-100/day (depending on the home) for pool heating/maintenance & utilities.
• Cleaning fees: $210-$400 depending on the home.
• Pet Fees: $200 per pet, for pet-friendly homes. Please inquire.
• Deposits: General refundable security deposit of $1000 (some homes more, a few are less) returned within 15 business days of departure unless damages occur.
• To reserve a home: 30% down to “book & hold” reservation. Balance & refundable damage deposit due 30 days before check-in.
• Special Event Fees: Any home that will be hosting a planned wedding, event, family reunion, company party, etc will charged a per-person event fee for any daytime guest above the amount of people already staying at the home. Overnight stays required for most homes, minimum depends on season. Exceptions: The standard vacation renter may have daytime guests at our homes for small, informal gatherings. Up to double the home’s sleep capacity is allowed, with a max of 24. This is to accommodate for BBQs, Thanksgiving dinner, etc. All parking & noise restrictions must be followed. Daytime guest is understood to be any guest not sleeping at the home and leaving the property before 12am. Please refer to the lodging agreement for infractions of this rule.
•Screening: In the interest of protecting our luxury homes, we reserve the right to refuse service to anyone. Any communication, whether via phone or email, will be used to help screen potential guests.
•Home floorplans are for basic, informational purposes only. Please be aware that some homes may have a closet, pantry or small garage bay that is locked and used as an “owner’s closet”. Please ask before booking if this poses any problems for your group.
•Pool Temperature: Local hotels heat pools to 83 degrees. Our default pool temp is 84 degrees. Warmer temps are available at additional cost. This fee helps cover the expenses of pool cleaning, maintenance & heating.
•Please refer to the Lodging Agreement for your rental home for all rental policies.
